1. Ensure timely book closing and reporting to management;
2. Review the accounting entries, including the payment/receipt vouchers and month-end journal postings, to ensure proper recording of the company's activities in full compliance with policies, rules, and regulations;
3. Review monthly accounts & regular management reports (including monthly, quarterly and annual financial statements);
4. Oversee the annual budgeting process and conduct regular budget control checks;
5. Review and present quarterly management reports, analyze budget variances, and provide actionable recommendations to management;
6. Coordinate company secretarial issues with company secretary, e.g. issuance of BOD minutes, annual return filing, etc.;
7. Facilitate property valuation processes in collaboration with external valuers;
8. Manage annual audit engagements and liaise with auditors and tax advisors for tax filing matters;
9. Review tax computations and audited accounts for HK entities;
10. Oversee procurement and payment applications to ensure smooth daily operations;
11. Perform cash flow forecast and analysis for funding plan / dividend distribution proposals;
12. Evaluate and enhance internal controls, policies, and procedures for key business areas;
13. Review financial models, valuation reports and assist the drafting of feasibility report for potential disposal projects;
14. Address management and bank queries related to business operations;
15. Lead initiatives for system development and process improvements in accounting-related functions;
16. Undertake other ad hoc assignments as required.

 Requirement:

•  Bachelor degree in Accounting or related disciplines;
• Minimum 7 years' relevant, with prior exposure to audit work highly preferred;
• CPA certification with in-depth knowledge of Hong Kong accounting standards and taxation; 
• Self-motivated, detail-oriented, and able to work under pressure;  Strong written and spoken communication skills in English and Chinese. Proficiency in Putonghua is an advantage;
• Proficient in Microsoft Office applications;
• Experience with Yardi software and knowledge of the property investment industry are highly preferred;
• Excellent multi-tasking and problem-solving skills;
• Immediately available is a strong advantage.
